Bryton is a 430 acre American Asset Corporation (“AAC”) master planned community located just to the east of the Interstate-77 and Interstate-485 interchange. It includes entitlements for over 2,000 residential dwellings, 1,000,000 square feet of retail, 1,200,000 square feet of industrial/flex and 100,000 square feet of medical office. AAC successfully obtained $31,500,000 in public financing in order to construct infrastructure improvements both on and off site. As part of these improvements, we relocated the existing rail line that runs along the western boundary of the site towards the center of the site which dramatically improved access and exposure. The Charlotte Area Transit Service plans to develop a commuter rail line that will run north from downtown Charlotte through northern Mecklenburg County. Bryton has been identified as the location of a transit station which will be located near the center of the site. Out of the master planned community, AAC planned and is developing Bryton Town Center (BTC) as well as Bryton Corporate Center (BCC). BTC is a planned 1,000,000 square foot shopping center on 115 acres of land at the intersection of NC 115 (Old Statesville Road) and Hambright Road. BCC is approximately 100 acres along Everette Keith Road on the easternmost portion of the site that is zoned for up to 1,000,000 square feet of flex and light industrial development. In addition, AAC owns 28 acres currently zoned for multi-family residential development.
